Downsizing Sales

Downsizing in Vero Beach without the storage unit

Moving to a condo, a 55+ community, or closer to family? We help you sell what isn't coming with you, so you keep what matters and skip the clutter.

How a downsizing sale works

A downsizing sale is an estate sale for someone who is still living. The steps are almost the same. The big difference is timing. We plan the sale around your move date, so you aren't living in a house full of price tags.

Most people pack what's moving first. Then we sort, price, and sell the rest, and clear what doesn't sell. If you'd rather skip the sale, the One-Price Buyout takes everything you leave behind for one number.

We can help you decide what goes

Deciding what fits in a smaller home is the hardest part. We'll walk the home with you and tell you what's likely to sell and for about how much. That makes it easier to decide what to keep.

Common downsizing moves we see

  • From a single-family home to a condo on the island
  • Into a 55+ or retirement community
  • Into assisted living or memory care
  • Back north, closer to children and grandchildren

Selling the house too?

We work with a licensed Florida real estate broker who can list the home, sell it, or get you a cash offer once it's clear.

Two ways to downsize with us

Downsizing sale

We sell what you leave behind in a staffed sale. Usually the most money back. Paid on commission, with nothing up front.

Downsizing questions

Can the family keep some things?

Yes. Tell us what's staying and we'll mark it, move it to a closed room, or set it aside before anything goes on sale. Nothing the family wants gets a price tag.

Can you hold a sale in a gated community or HOA neighborhood?

Often, yes. Many homes in Vero Beach and Indian River Shores sit in gated or HOA communities, and some have rules about sales, parking, or signs. We'll look at the rules with you before we set a date. If a public sale isn't allowed, the One-Price Buyout still works.

Should I pick the buyout or a full estate sale?

A full estate sale usually brings in more money. The buyout is faster and simpler. If the home has good furniture, collectibles, or a lot of contents and you have two to three weeks, a sale is often the better choice. If you need the house empty fast, live out of state, or just want it done, the buyout makes sense.

We'll tell you which one we think fits at the walkthrough. If the numbers are close, we'll say so. See the side by side comparison.

Can you help sell the house afterward?

Yes. We work with a licensed Florida real estate broker. Once the home is clear, we can help you list it, sell it, or get a cash offer. One call covers the contents and the property.
