One price. We take it all off your hands.
No sale. No sorting. No pile at the curb. We walk the home, give you one number in writing, and take everything in it. Then the house is empty.
One number for the whole house
Furniture, closets, kitchen, garage, attic, and shed. You get one written price before we lift a box. That's the only number you'll see.
The math, in plain terms
We don't hide the formula. It's resale value minus our cost to clear the home.
If the contents are worth more
We pay you. You get the money when we take the contents, with no waiting for a sale to close.
If the contents are worth less
You pay one flat cleanout fee. No charge per truck, per room, or per dumpster. We'll tell you this straight at the walkthrough.
How the buyout works
Walkthrough
We tour the home in person. If you're out of state, a family member, neighbor, or your attorney can let us in.
One written price
You get one number for everything. Take time to think. There's no pressure and no cost to ask.
We clear it
Our crew packs and removes everything. You get paid, or pay the flat fee, and the house is empty.
What's included
- Every room, closet, and cabinet
- Garage, attic, shed, and lanai
- Furniture and appliances that aren't staying with the house
- Clothes, linens, books, and kitchenware
- Tools, yard equipment, and patio furniture
- Donation drop-offs and haul-away
Before we start, take out what the family is keeping, along with personal papers and photos. If something needs special disposal, we'll tell you at the walkthrough.
When the buyout makes sense
- The house needs to be empty fast, for a closing or a lease end
- You live out of state and can't manage a sale
- Your HOA or gated community limits public sales
- The contents are modest and a sale wouldn't net much
- You'd rather not have strangers walk through a parent's home
If a full estate sale would bring you clearly more money, we'll tell you. Some families pick the sale. Some pick the buyout because they want it done.
Buyout vs. estate sale, side by side
| One-Price Buyout | Full Estate Sale | |
|---|---|---|
| Price | One number, agreed up front | Commission on sales, usually 30 to 45 percent |
| When you're paid | When we take the contents | After the sale closes |
| Timeline | Faster. No sale to prep or run. | Two to three weeks, walkthrough to empty |
| Public in the home | No | Yes, during the sale |
| Leftover items | None. We take everything. | Donated, bought out, or cleared after the sale |
| Usual money back | Less | More, for a well-furnished home |
Buyout questions
How do you come up with the number?
We add up what we can resell from the home. Then we take out our cost to clear it: labor, trucks, dump fees, and the time it takes. The result is your one price. If the contents are worth more than the cost to clear them, we pay you. If they're worth less, you pay us a flat fee. Either way, you get one number and the house ends up empty.
Could I end up paying you instead of you paying me?
Yes, and we'll be straight with you about it. A home full of worn furniture and everyday items can cost more to clear than it's worth on resale. In that case the One-Price Buyout is a flat cleanout fee. It's still one number, agreed up front, with no extra charges for the dumpster or the second truck.
Will the price change after you start?
No. The number we write down is the number you get. The only reason it would change is if the contents change before we start, for example if the family removes valuable items or adds a storage unit's worth of boxes. If that happens, we'll talk to you before we do anything.
What does "everything" include?
Furniture, appliances that aren't staying with the house, clothes, kitchenware, books, tools, garage and shed contents, patio furniture, and the boxes in the attic. If something needs special disposal, we'll point it out at the walkthrough so there are no surprises.
Should I pick the buyout or a full estate sale?
A full estate sale usually brings in more money. The buyout is faster and simpler. If the home has good furniture, collectibles, or a lot of contents and you have two to three weeks, a sale is often the better choice. If you need the house empty fast, live out of state, or just want it done, the buyout makes sense.
We'll tell you which one we think fits at the walkthrough. If the numbers are close, we'll say so. See the side by side comparison.
Can you hold a sale in a gated community or HOA neighborhood?
Often, yes. Many homes in Vero Beach and Indian River Shores sit in gated or HOA communities, and some have rules about sales, parking, or signs. We'll look at the rules with you before we set a date. If a public sale isn't allowed, the One-Price Buyout still works.
